What do I need?
This is another question that has an answer completely up to the individual’s discretion. Some people may not care about having a walk-in closet while others may find it to be essential for their daily attire. It’s just like the first part of this exercise; you can write down whatever you want as long as it is truthful and what you truly believe to be necessary for your ideal house.
Why do I want/need these things?
This stage may or may not be necessary but it never hurts to do some self-reflection, especially before you make a huge purchase like buying or building your home.
You may find that you really want an above-ground pool simply for the joy of having one, even though there is no other use for it. Perhaps you want solar panels because they are environmentally friendly and will cut down on energy costs.
Consider the climate and environment
Your location plays a pivotal role in the type of plot you should select for your future home. The climate, topography, and surrounding environment should be considered carefully before selecting a plot to ensure it’s suitable for your future home.
Typical plot selection mistakes:
- A plot in a flood risk area, gully, or valley bottom.
- A plot on a steep hill with difficult access and no space for an extension if needed at a later date.
- The site is so small you can’t even consider anything other than a semi-detached or terrace house.
- The site has a south, west, or north-facing front and there is very little space for the home.

1. Size: This is perhaps one of the biggest factors in choosing a plot and should be considered fastidiously. If you want a large house, make sure that your future construction is assisted by water or gas lines (or both) and that you have the funds to support this infrastructure.
2. Availability of Electricity: If you are in a place where electricity is an issue, then consider water before anything else; your plots will most likely be renewable every year, but access to electricity may not be – look for a plot with access to electricity. Also keep in mind that if you choose a plot where water is prevalent and it becomes polluted, then your well will become unusable.
3. Access to Water: This does not apply so much for those living in urban areas or near rivers and lakes since they are usually accessible to everyone, but it should be considered nonetheless: if there’s no access to water, then there’s no access to your future home.
4. Access to Public Transport: This may or may not apply depending on whether you live in an urban setting, but if you choose a plot far from public transport and do not plan on owning a car (or other means of mass transportation) then perhaps the distance may be a factor for your choice.
