Park View City Islamabad VS Rudn Enclave:

Park View City Islamabad VS Rudn Enclave After China Town and over six other housing schemes, Park View City has been recently introduced in Islamabad on 10 Marla [500 Square Yards] plots with a possession period of 2 years [2 phases].

While Rude Enclave is an established project that was launched in late 2010 and completed in June 2011 located at Banigala Extension II on 5 Acre CDA land. It is a subdivision CDA approved scheme which includes 9 Raj-era Bungalows and 1200 Raj-era Twin Houses.

Location:

Rude Enclave is located in Zone-V/III near Kashmir Highway, Islamabad. It is accessible via Motorways and Kashmir Highway. The project has a well-planned entrance that starts from Kashmir Highway with Glorious Gate. One can also access the scheme via Banigala road which connects Rude Enclave to Airport Road.

On the other end, it shares access through Banigala Extension II which connects it to Bani Gala. Park View City is located on Grand Trunk Road at a distance of 18 km from Zero point and a 7 km straight line distance from IJ Principal Road.

Amenities:

The main advantage of Rude Enclave comes in terms of its location which is a very short distance from Kashmir Highway. Also, one can enjoy peaceful walks around the scheme if he wishes to take an evening walk. The society has its own clubhouse which includes a badminton court, gymnasium, swimming pool, and other facilities. In addition to 24 hours security services and availability of electricity and water supply in all blocks/houses of Rude Enclave.

Park View City is still under development but they have already started work on the main boulevard that is 400 ft wide and will provide direct access from Islamabad Highway into Society via Kurri Road Extension which will make it easier for their potential home buyers.

Other amenities include a central sewage system, cable TV Network [including access to PTCL Landline], public park [with children play area], community center, mosque, and other essential services.

Vision Group has also planned public transport; therefore we can expect a bus service in near future which will provide an economical and quicker option of transportation for their residents.

Size:

Rude Enclave has a total area of 1,200 Acres that includes 9 Raj-era Bungalows, 1200 Twin Houses, and Commercial Plots. Park View City is currently offering plots with sizes starting from 10 Marla [500 Square Yards] up to 2 Kanal [1,800 Square Yards].

However, they have divided the scheme into two phases. The first phase will include 600 acres which will be completed by 2015 while the next phase comprises 400 acres and is expected to complete by 2016.

Possession & Payment Schedule:

Rude Enclave offers possession on 2 years’ installments while Park view City has divided its scheme into two phases. Each comprises 2 years installment plan with a 15% down payment in the first phase and 30%. The second phase which will be at par once both phases are completed by 2016/17. This means buyers can get possession anytime after 2017.

Conclusion:

Both projects have certain pros and cons. But we would suggest you go ahead with Park View City as they not only offer quality construction material that will last longer. But also easy access from the main city via Highway which will save at least 30 minutes commuting time. Moreover, the surrounding area of Park View City is beautiful and well planned.
